Citrus County Deed & Recording Guide

Citrus County has a winter crowd that never checks into a hotel. Hundreds of Florida manatees gather in the warm spring water of Kings Bay when the Gulf cools. The Crystal River National Wildlife Refuge was established in 1983 specifically to protect the threatened Florida manatee, making it the only national wildlife refuge created for that purpose. Three Sisters Springs, with clear blue water framed by trees, is the best-known window into that seasonal migration.

Crystal River is one of the county's two incorporated cities and the center of its coastal, spring-fed personality. Inverness, the county seat, sits beside the Tsala Apopka lake chain and has a walkable courthouse square. Between them, Lecanto functions as a central crossroads and government-services area. Homosassa and Homosassa Springs carry a fishing and river culture toward the Gulf. Beverly Hills, Citrus Springs, Hernando and Floral City are large unincorporated communities with very different housing patterns, from planned neighborhoods to old homes under oaks.

The county has grown as retirees, families and remote workers have looked beyond Florida's largest metropolitan areas, but its natural limits remain visible. Springs, wetlands, coastal marsh and karst geology shape where and how construction happens. A single parcel can raise questions about flood zones, wells, septic systems, access or recorded restrictions. None of those questions is answered merely by choosing a deed form, yet all of them can make reviewing the existing records worthwhile before ownership changes.

People create deeds here for familiar reasons: a sale, gift, transfer into a trust, change between spouses, estate plan or correction of an earlier instrument. The deed needs the correct legal description and must satisfy Florida's execution and recording rules. The Citrus County Clerk of the Circuit Court and Comptroller handles recording at the courthouse, 110 North Apopka Avenue in Inverness. A second customer-service location operates at the West Citrus Government Center in Crystal River, but mailed recording documents are directed to the courthouse address. The clerk accepts in-person and mailed documents and lists several eRecording providers. It also offers a consumer portal for certain eligible documents, with limits that should be checked before relying on it for a deed.

The base fee for a standard instrument is generally $10 for the first page and $8.50 for each additional page. More than four indexed names adds $1 per extra name. Documentary stamp tax may also be due on a deed, based on the transaction rather than the county's scenery or the size of the parcel. The clerk's current fee guide is the proper place to calculate the full amount.

The Official Records search is where recorded deeds and related instruments live. The Citrus County Property Appraiser helps identify parcels, assessment information and current ownership. Start with those official systems, not a commercial people-search page. Then make sure the new legal description matches the land intended to be conveyed. Manatees can follow warm water by instinct. A deed needs a more exact route.
