Charlotte County has only one incorporated city, but nobody would call it empty. Punta Gorda sits where the Peace River reaches Charlotte Harbor, its historic streets, waterfront parks and neighborhoods forming the county's civic center. Around it is a constellation of unincorporated communities that operate like towns in everyday conversation: Port Charlotte, Englewood, Rotonda West, Placida, Cape Haze and parts of Babcock Ranch. The county's identity is organized by water more than municipal boundaries.

The Peace and Myakka rivers divide Charlotte into distinct regions before opening into the harbor. A county manatee plan describes 219 miles of coastline and 164 miles of canals, figures that explain both the attraction and the complexity of waterfront property here. Port Charlotte occupies a broad area between the rivers. West County reaches toward Englewood, Manasota Key and the Cape Haze peninsula. Punta Gorda and the eastern communities sit across the Peace River, where newer development meets ranchland and preserves.

This is a county that has had to rebuild more than once. Hurricane Charley drove up Charlotte Harbor in 2004, damaging homes and reshaping Punta Gorda. Later storms brought their own repairs and hard decisions. The result is a local real estate market where an attractive view may come with flood zones, elevation questions, association rules or recorded easements. Those matters are not reasons to avoid a property, but they are reasons to read the records carefully.

A deed may transfer a Port Charlotte home, a Punta Gorda condominium, a Rotonda West lot or a parcel near the Myakka River. It may follow a sale, gift, trust plan, estate matter, family change or correction. The property might have a postal address naming one community while remaining outside any city. That distinction can matter for permits and services, but all land in the county shares one recording destination. Properly executed deeds are recorded by the Charlotte County Clerk of the Circuit Court and County Comptroller.

The Official Records office is at the Charlotte County Justice Center, 350 East Marion Avenue in Punta Gorda. The clerk accepts documents at the office, by mail and through approved eRecording vendors. Its published fee schedule lists $10 for the first page of a standard letter-size or legal-size instrument and $8.50 for each additional page. There is also a $1 charge for each indexed name beyond four. Documentary stamp tax on deeds is generally $0.70 per $100 of consideration, with a minimum amount listed for no-consideration or corrective deeds.

Charlotte's fee schedule also notes a special Murdock Village assessment fee when that assessment applies. It is a good illustration of why county-specific instructions deserve a look even when Florida's base recording charge is familiar. A harbor view may be the feature that sells a property, but the legal description is what tells the recorder which property changed hands. Confirm the parcel, review the existing deed, follow current execution requirements and calculate the complete fee before filing. In a county with one city, two major rivers and many named communities, precision is what keeps the paperwork from drifting.

Deed requirements for Charlotte County

Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
