Suwannee County Deed & Recording Guide

A Famous River with Its Own Soundtrack

Places, character and the practical path to the county's Official Records.

Suwannee River limestone banks with a subtle nineteenth-century music motif

Few Florida rivers arrive with music already attached. Stephen Foster wrote Old Folks at Home in 1851 and used the name Swanee River, a spelling chosen to fit the melody. Florida later adopted the song as its state song in 1935. The real Suwannee curves along the county's northern and western edges, passing limestone banks, springs and dark cypress water. At White Springs, the Stephen Foster Folk Culture Center keeps the musical association close to the river that inspired the title.

Live Oak is the county seat and commercial center, named during the railroad era and still positioned where major routes meet. Branford sits near the confluence of the Suwannee and Santa Fe rivers and is a favorite base for paddlers and spring visitors. Wellborn, McAlpin, O'Brien and Dowling Park are smaller communities among farms, timberland and rural homes. Interstate 10 and Interstate 75 cross in the county, giving a largely rural place a surprisingly strategic transportation position.

Land descriptions often reflect that rural character. Some deeds cover a platted Live Oak lot, while others identify acreage by section, township and range or use a metes and bounds description. Riverfront and spring-area parcels may involve access, floodplain or boundary questions that are not solved by a tax-map outline. A parcel number helps locate a record, but the deed's legal description identifies the land being conveyed.

The Suwannee County Clerk of the Circuit Court & Comptroller acts as County Recorder at the Suwannee County Courthouse, 200 South Ohio Avenue, Live Oak, Florida 32064. The same address is used for mail. The clerk's current phone directory lists 386-362-0521 for recording deeds, mortgages and land records. Documents may be brought to the office, mailed or transmitted through one of the electronic recording services identified by the clerk.

The regular recording fee is $10 for the first page and $8.50 for each additional page. Every indexed name after four adds $1. Documentary stamp tax on a deed is generally 70 cents for every $100, or fraction, of taxable consideration. The clerk's recording guidance calls for the grantee's address, properly witnessed and notarized grantor signatures, printed names under signatures, preparer and return information, and the parcel identification number. Tax and execution questions can vary with the transaction.

The Suwannee County Property Appraiser is useful for parcel and assessment research. The clerk's Official Records search supplies the recorded instruments themselves, including deeds and mortgages. The two records should be compared, particularly when an owner name has changed, a parcel was divided or a family transfer is involved.

The Suwannee has carried a tune for more than a century and a half, but land records should not depend on anyone remembering the chorus. A deed for a Live Oak home, Branford river lot, Wellborn farm or O'Brien acreage needs clear parties, correct execution and the complete description. That gives the county recorder a document that can be found long after fashions in spelling and music have changed.
