Lake County has a resident that was old before Florida was a state. Lake Griffin State Park protects a live oak estimated at roughly 400 years old and described by the park as the state's second-largest. Its enormous limbs bend toward the ground near marsh and lake habitat, giving shade to visitors and perspective to anyone who thinks a thirty-year mortgage is a long commitment.

Tavares is the county seat and has built a waterfront identity around Lake Dora. Leesburg is a long-established commercial center between Harris Chain lakes. Mount Dora pairs a walkable downtown with festivals and hillside views, while Eustis sits on its own broad lakefront. Clermont has grown rapidly among the hills and lakes of south Lake County. Groveland, Minneola, Mascotte, Lady Lake, Fruitland Park and Umatilla have also expanded, each at a different pace. Part of The Villages reaches into the county's northwest corner.

The Census Bureau estimated 456,068 residents in 2025, an increase of 18.8 percent from the 2020 estimates base. That growth produces a steady stream of subdivision deeds, new mortgages and transfers. Yet Lake County still includes citrus land, waterfront tracts, older downtown lots and rural acreage. A deed may arise from a purchase, gift, trust transfer, family change or correction, and the right legal description depends on which version of Lake County the parcel occupies.

The Lake County Clerk of the Circuit Court and Comptroller serves as county recorder. The Recording Division operates from the courthouse complex on West Main Street in Tavares. Documents may be presented in person, mailed to the Recording Section or sent through an approved electronic-recording provider. Once accepted, a deed enters the Official Records and is indexed so later buyers, lenders and title researchers can trace the public ownership history.

Standard recording is generally $10 for the first page and $8.50 for each additional page of a legal-size or smaller instrument. The clerk generally adds $1 for every indexed name beyond four. Documentary stamp tax may also be due, usually $0.70 per $100 of consideration in Lake County. New construction does not make the calculation new, and older property does not make it simple. The actual transaction controls, so the current clerk schedule should be reviewed before filing.

The Lake County Property Appraiser maintains parcel maps, ownership and assessment information. Its search is useful for a parcel number and current tax-roll data. The existing deed in the Official Records remains the stronger source for the legal description. Plats, easements, restrictions and association declarations may also matter, particularly in newer communities.

Lake County's scenery has been attracting residents for generations, but recent growth has turned the volume up. Whether the deed concerns a Mount Dora cottage, a Clermont subdivision home, a Leesburg business parcel or acreage near Umatilla, recording it in Lake County gives the transfer a stable place in a landscape changing much faster than that old oak.

Deed requirements for Lake County

Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
