
Collier County can change character in less than an hour. Naples offers landscaped avenues, galleries, golf communities and Gulf sunsets. Drive southeast and the skyline gives way to cypress, sawgrass and the enormous sweep of Big Cypress and the Everglades. County figures identify Collier as Florida's largest county by land area, at nearly 2,000 square miles, with more than 1.1 million acres in federal and state parks, preserves and refuges. Most residents live on a relatively narrow developed edge.
Naples is the county seat and a center for business, tourism and second homes. Marco Island is a separate incorporated city with a dense mix of waterfront houses and condominiums. Tiny Everglades City serves as a gateway to the Ten Thousand Islands. Immokalee, inland and unincorporated, is a major agricultural community with a culture and economy quite different from the coast. Golden Gate and Golden Gate Estates stretch east of Naples, while North Naples has grown into a large collection of neighborhoods and commercial centers.
The contrast matters for real estate. A Naples condominium deed may involve a unit description, common-element interests and a declaration recorded hundreds of pages earlier. A Marco Island waterfront parcel may include canal or seawall considerations. A Golden Gate Estates tract can be long, narrow and described by a recorded plat. Agricultural land near Immokalee or property near conservation areas raises still other questions. A county name does not make these parcels interchangeable.
Deeds are created here after sales, gifts, trust transfers, estate planning, family changes, business transactions and corrections. Once the appropriate document is properly executed, it is recorded with the Collier County Clerk of the Circuit Court and Comptroller. Recording gives public notice and adds the deed to the Official Records. The clerk does not decide whether a deed achieves an owner's legal or tax goals, so those questions belong before the document reaches the counter.
Collier's Recording Department is at 3315 Tamiami Trail East, Suite 102, in Naples. The same street address is used for mail after the clerk discontinued its former post-office box. The clerk accepts in-person and mailed submissions. It also offers unusually accessible electronic options, including public and business eRecording accounts as well as third-party vendors. The clerk cautions that mail and electronic documents are handled as time permits, while eligible documents brought to the main office can be recorded while the customer waits.
The published base recording charge is $10 for the first page and $8.50 for each additional page of a standard document. Documentary stamp tax on deeds is generally $0.70 for each $100 of consideration, rounded as required. More than four indexed names adds $1 per extra name. Credit-card and electronic-payment processing charges can apply, so the complete current amount should be calculated before filing.
The Collier Official Records system provides an online index and images from January 2, 1957 forward, with older images available on microfilm. The system has expanded to support parcel and address searching where data is available. The Collier County Property Appraiser remains the primary official source for parcel characteristics, assessed value and ownership search. A careful deed project usually uses both systems and checks the existing legal description closely.
Collier County is polished at one end and powerfully wild at the other. A deed can concern a tower near the Naples beach or acreage on the road to Immokalee, but it must still identify one exact piece of ground. In a county this large, accuracy is the best way to avoid getting lost.

Deed requirements for Collier County
Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
