The County Seat That Won a Long Tug of War

Places, character and the practical path to the county's Official Records.

Bradford County once spent years deciding where its courthouse ought to be. Starke and Lake Butler traded the county-seat title through elections, legal challenges and very close votes. In 1887, Starke finally prevailed and the offices moved there for good. The story has the feel of small-town rivalry, but it also shows how much a courthouse mattered when public records, roads and government business were all tied to a physical place.

Today Starke remains the county seat and the largest city. U.S. 301 runs directly through it, making the city a familiar stop between Gainesville and Jacksonville. Lawtey lies to the north, Hampton to the south and Brooker in the county's western side. Bradford County's official history describes a rural community of roughly 300 square miles. Farms, pine woods and lakes occupy much of the landscape, while nearby Camp Blanding has long influenced the region's economy and identity.

The courthouse rivalry produced a particularly good land-record footnote. A Florida Memory history prepared in the 1930s says county officers first occupied the Red Men's Hall after the 1887 move to Starke, then acquired that property in January 1891. The history even cites the conveyance as Deed Book N, page 154. It is a tidy example of a deed doing what deeds do best: turning a local story into a traceable ownership record.

Modern Bradford County deeds cover everything from homes inside Starke to agricultural acreage and lake-area property. Owners commonly need a deed after a sale, gift, estate plan, marriage-related change or transfer to a trust or business. The instrument must correctly identify the land and the people transferring and receiving it. Once it is properly executed, it is recorded with the Bradford County Clerk of the Circuit Court and Comptroller.

The Official Records Department is at 945 North Temple Avenue in Starke. It records deeds, mortgages, liens, plats and other instruments in the county's Official Records books and index. Standard recording for a document no larger than legal size is generally $10 for the first page and $8.50 for each additional page. The clerk also charges $1 for each indexed name beyond four, and a deed may require documentary stamp tax based on the consideration. The final amount should be checked against the current fee schedule before delivery.

They overlap in useful ways but are not interchangeable. Bradford County's old courthouse contest ended more than a century ago, so today's filer does not need to choose between rival county seats. Whether the property is in Starke, Lawtey, Hampton, Brooker or the unincorporated countryside, a deed affecting Bradford County land goes to the same recording office in Starke. Some local questions really do get settled.

Deed requirements for Bradford County

Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
