Walton County Deed & Recording Guide

Walton County's coast contains a natural feature found in only a handful of places worldwide. Fifteen named coastal dune lakes sit along roughly 26 miles of shoreline, separated from the Gulf by dunes that sometimes open through temporary channels. Their water levels and salinity change as rain, groundwater and the Gulf interact. Western Lake at Grayton Beach is among the best known, a dark ribbon behind brilliant sand that makes the landscape look painted even before anyone opens a watercolor box.

DeFuniak Springs is the county seat in the north, built around a nearly circular spring-fed lake and a historic railroad-era district. Freeport has grown rapidly near Choctawhatchee Bay. Paxton, close to the Alabama line, is Florida's highest incorporated municipality by elevation, though nobody needs climbing gear. South Walton includes Santa Rosa Beach, Miramar Beach, Grayton Beach, Seaside, WaterColor and other communities along Scenic Highway 30A. These beach names are internationally familiar, but many are unincorporated neighborhoods rather than separate cities.

North and south Walton can feel like different counties. The north has farms, forests, small towns and large rural tracts. The south has resorts, condominiums, planned communities and some of Florida's most valuable coastal property. Freeport sits between those worlds as new subdivisions spread around the bay. A deed may therefore need anything from a simple platted-lot description to condominium references or a lengthy acreage description. Documents may be submitted in person, by mail or through an approved electronic recording vendor. The clerk recommends in-person delivery when timing is especially important because same-day eRecording is not guaranteed.

Standard recording costs $10 for the first page and $8.50 for each additional page. Each indexed name over four adds $1. Documentary stamp tax on deeds is 70 cents per $100, or fraction, of taxable consideration. Condominium instruments, multiple grantors or grantees, and lengthy exhibits can affect the total. Correct payment accompanies a recordable document, but payment cannot cure an incomplete acknowledgment or defective execution.

A coastal dune lake changes with the weather while remaining recognizably itself. Land ownership also changes, but the public record needs each transition stated clearly.
