Where Ravines Turn Florida Upside Down

Places, character and the practical path to the county's Official Records.

Ravine Gardens suspension bridge, azaleas and the St. Johns River at Palatka

Florida is famous for being flat, which makes Ravine Gardens State Park in Palatka feel like a cheerful act of rebellion. Two steephead ravines, shaped over centuries by water seeping from sandy ridges, drop as much as 120 feet below their banks. During the 1930s, federal work crews transformed the landscape with trails, stone terraces and suspension bridges, then planted thousands of azaleas. Their spring color still draws visitors, although the ravines themselves are the real surprise.

Palatka is the county seat and largest city, set beside the broad St. Johns River. Its murals, historic downtown and riverfront recall the era when steamboats made the city a busy gateway to interior Florida. Crescent City sits between Crescent Lake and Lake Stella, while Interlachen grew along the railroad and retains a wooded, small-town scale. Pomona Park, Welaka and unincorporated communities such as East Palatka round out a county of lakes, forests, farms and river settlements. Welaka also provides access to the St. Johns near the mouth of the Ocklawaha River.

Property here can be wonderfully varied. A single day's drive might pass a Palatka bungalow, a citrus tract near Crescent City, a lake cabin around Interlachen and acreage reached by an unpaved road. That variety makes parcel identification especially important. Similar road names, rural routes and lots created by older plats can produce confusion if a deed relies on an address alone. The legal description, current vesting names and prior recorded instrument deserve a careful comparison before signing.

The Putnam County Clerk of Courts & Comptroller records deeds and other instruments in the Official Records. Recording operations are handled at the Customer Service Center, 107 North 6th Street in Palatka. The clerk's current recording information directs mailed instruments to P.O. Box 758, Palatka, Florida 32178, and lists 386-326-7680 for recording questions. Documents may be delivered in person or by mail, and professional submitters may use an approved electronic recording service.

The standard recording charge is $10 for the first page and $8.50 for each additional page, plus $1 for every indexed name after the first four. Documentary stamp tax on a deed is generally 70 cents per $100, or fraction, of taxable consideration. The clerk also requires information such as the preparer's name and address, the grantee's mailing address and the parcel identification number when Florida law calls for it. Requirements can change with the instrument, so the clerk's current checklist should be reviewed rather than treated as scenery.

A useful starting point is the Putnam County Property Appraiser's parcel record, followed by the clerk's Official Records search for the actual recorded chain. The appraiser's page is a research aid, not a replacement for the deed itself. In a county where the ground can suddenly drop into a ravine, it is fitting to look below the surface. A complete, recordable deed helps make sure the public record leads to the intended Palatka lot, river parcel or country acreage rather than somewhere that merely sounds close.
