
Palm Beach County owes its name, at least in part, to a ship that did not reach its destination. In January 1878, the Spanish vessel Providencia ran aground carrying logs, hides and about 20,000 coconuts. Local settlers planted many of the coconuts in hopes of creating a cash crop. The groves did not make them rich, but the palms helped give Palm Beach, West Palm Beach and eventually the county their names. For a place now associated with careful landscaping, it is a wonderfully untidy origin story.
Henry Flagler later brought the Florida East Coast Railway south and built grand hotels on Palm Beach. West Palm Beach developed across Lake Worth as a working city serving the resort community. The two places still face each other across the water, but they have very different rhythms. Palm Beach is an island town of estates, landmarks and polished shopping streets. West Palm Beach is the county seat, with government offices, high-rises, historic neighborhoods and a downtown that continues to add residents.
The county stretches far beyond that famous waterfront. Boca Raton is a major business and university center in the south. Delray Beach pairs an active downtown with Atlantic beaches, while Boynton Beach, Lake Worth Beach and Riviera Beach have their own older neighborhoods and redevelopment stories. Palm Beach Gardens and Jupiter anchor the north, with golf communities, offices and access to the Loxahatchee River and Jupiter Inlet. Wellington is known internationally for equestrian sport. Farther west, Belle Glade, Pahokee and South Bay sit in the rich agricultural country beside Lake Okeechobee, where sugar cane, vegetables and the Everglades Agricultural Area create a landscape that looks nothing like coastal A1A.
That variety is easy to miss when Palm Beach County is reduced to mansions and celebrities. The county holds barrier-island condominiums, modest inland subdivisions, equestrian estates, downtown towers, working farms, warehouses and communities built around canals and lakes. It also has 39 municipalities, plus large unincorporated areas. A Boca Raton or Lake Worth mailing address may not mean the parcel lies inside those city limits. For a deed, the county, parcel and legal description matter more than the familiar place name on the envelope.
The Census Bureau estimated 1,575,726 residents in 2025, about 5.6 percent more than the 2020 base. The growth is not uniform. Western suburban communities have added homes, coastal cities are building upward and some older neighborhoods are changing one lot at a time. Each pattern creates a different reason for a deed. Owners sell homes, give interests to relatives, add or remove a spouse, transfer property to a trust, distribute property through an estate or correct a prior instrument. Condominium deeds must identify the right unit and declaration reference. Wellington acreage can carry easements and association restrictions. Agricultural land may depend on long metes-and-bounds descriptions. The document should be built around the actual parcel, not a generic county template with an address pasted into it.
Palm Beach County's Clerk of the Circuit Court & Comptroller records deeds through the Recording Department. The main recording office is in the Main Courthouse at 205 North Dixie Highway, Room 4.2500, West Palm Beach. Regular mail should be addressed to the Recording Department at P.O. Box 4177, West Palm Beach, Florida 33402-4177. The office accepts walk-in recordings at the Main Courthouse and several branch courthouses, mail and electronic recording through approved providers. The published phone number for recording is 561-355-2991.
The ordinary page charge is the Florida standard: $10 for the first page and $8.50 for each additional page. There is also a $1 indexing charge for each indexed name after four. Palm Beach County's schedule includes an abstract fee for documents referencing property, beginning at 60 cents for each of the first two legal descriptions and 20 cents for each additional legal description. A search charge can apply when a document does not contain a legal description and instead cites another recording reference. Documentary stamp tax on a deed is generally 70 cents per $100, or fraction of $100, of taxable consideration. Mailing, certification, card and other charges can also apply. This is a good county in which to use the clerk's fee calculator rather than trust arithmetic scribbled on the back of an envelope.
The Property Appraiser's website is the practical starting point for confirming a parcel control number, current tax-roll ownership and available deed references. The clerk's Official Records search provides recorded deeds, mortgages, liens and other instruments, with online images generally available from 1968 forward. Those tools answer different questions. The Property Appraiser maintains assessment information, while the clerk preserves the recorded documents. Neither office chooses the right deed for a private transaction, and a recorded document can still create legal or tax trouble if it was poorly prepared.
Palm Beach County has spent nearly a century and a half turning improbable arrivals into permanent features, from a wrecked cargo of coconuts to railroads, hotels, farms and whole new cities. Its land can be glamorous, practical, rural or all three within one long drive west. A deed brings the story down to a specific piece of ground. When its names, legal description and execution are right, recording gives that transfer a durable place in the public history of the county.

Deed requirements for Palm Beach County
Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
