Fort Clinch ramparts, dunes and Cumberland Sound

Nassau County keeps a brick sentinel at Florida's northeastern corner. Construction on Fort Clinch began in 1847 at the mouth of the St. Marys River to protect Fernandina's deep-water port and the eastern end of Florida's cross-state railroad. The fort was never fully completed, but it served during the Civil War, Spanish-American War and World War II. Civilian Conservation Corps crews later removed more than 10,000 cubic yards of sand and debris while restoring it. That is a heroic amount of work with shovels and wheelbarrows.

Fernandina Beach is the historic county seat on Amelia Island, with a walkable downtown, port and beach neighborhoods. Most county offices, including the clerk's full-service recording location, are now in Yulee on the mainland. Callahan and Hilliard are incorporated towns along the western highway and rail corridors. Bryceville remains rural, while Wildlight represents the county's newer planned growth. Amelia City and American Beach add distinctive island communities.

The Census Bureau estimated 106,879 residents in 2025, up 18.3 percent from the 2020 estimates base. That is rapid growth, and it is not confined to beach property. New subdivisions, commercial sites and planned communities have changed Yulee and the mainland, while older lots, timberland and family acreage remain common farther west. A deed may cover a Fernandina Beach cottage, a Wildlight home, a Callahan business parcel or rural land near Bryceville.

People prepare deeds for purchases, gifts, trust transfers, family changes, business arrangements and corrections. Island property can involve historic plats, condominium declarations, easements and coastal restrictions. Rural acreage may depend on section, township and range or metes-and-bounds descriptions. The Nassau County Property Appraiser's site helps identify the parcel, current tax-roll owner and mapped location. The Nassau County Clerk of the Circuit Court and Comptroller serves as county recorder. The full-service Recording Department is at 76347 Veterans Way in Yulee, with a second office on Centre Street in Fernandina Beach. Documents may be submitted in person, mailed or sent through an approved eRecording provider. The clerk specifically warns that mail and electronic submissions cannot be guaranteed for same-day or next-day recording, so a genuinely time-sensitive filing may be better delivered in person.

Standard recording is generally $10 for the first page and $8.50 for each additional page. An indexing fee of $1 usually applies for every name beyond four. Documentary stamp tax may also be due, generally $0.70 per $100 of consideration. The actual total depends on the document and transaction, and the current fee schedule should be checked before filing.

Fort Clinch was built to protect a port and railroad. The Official Records protect something quieter: the public trail of ownership. Whether the land sits behind an Amelia Island dune or beside a fast-growing Yulee road, a properly executed deed belongs in Nassau County's recording system, where the next person can find it without moving a single wheelbarrow of sand.

Deed requirements for Nassau County

Florida law generally requires a deed conveying real property to be signed by the grantor in the presence of two subscribing witnesses. The instrument also needs the parties, legal description, consideration and documentary stamp treatment, acknowledgment, preparer information, return address, and printed witness information required for the particular recording.
