Liberty County protects a botanical survivor with a very small hometown. The Florida torreya is one of the world's rarest trees and naturally occurs in the steep ravines and bluffs along a short reach of the Apalachicola River. Torreya State Park preserves part of that habitat, where the land rises and falls in a way that surprises anyone who thinks Florida has been ironed flat. The surviving trees are few, so the park's name carries both pride and responsibility.

Bristol is the county seat and the county's only incorporated city. Hosford and Telogia are communities along the eastern side, while Sumatra sits near the vast wetlands and forests of the Apalachicola region. Rock Bluff overlooks the river country. Much of Liberty County is public forest or conservation land, leaving its settlements separated by long stretches of pine, wetland and unhurried road. It is one of Florida's least populous counties, but not one of its least interesting.

Private property here often has a distinctly rural description. A deed may transfer a Bristol home, family acreage, timberland or a camp near a river or creek. The legal description may use section, township and range or metes and bounds rather than a subdivision lot. Access and easements can be important where a tract is far from a paved public road. People commonly need deeds after sales, gifts, trust transfers, family changes and corrections.

The Liberty County Clerk of Court and Comptroller serves as county recorder. Official Records is handled at the courthouse on State Road 20 in Bristol. Documents can be delivered in person or mailed to the clerk. Anyone planning an electronic submission should confirm current availability directly with the office. Recording an accepted deed gives it a place in the public record and allows future owners, lenders and title researchers to trace the county's ownership history.

Standard recording for a document no larger than legal size is generally $10 for the first page and $8.50 for every additional page. The usual indexing charge is $1 for each name after the first four. Documentary stamp tax may also be due, generally $0.70 per $100 of consideration. The exact total depends on the transaction, so current official instructions should be checked before an original document is sent.

The Liberty County Property Appraiser provides parcel maps, tax-roll ownership and assessment data. It is useful for identifying a parcel, but the recorded deed supplies the legal description and title language that a new instrument must address. In a rural county, relying on a street address alone can be particularly misleading.

The torreya survives in a narrow piece of geography because location matters. The same basic truth applies to a deed. Land in Liberty County belongs in Liberty County's Official Records, even if the nearest mailing address or familiar road points somewhere else.
