Dixie County occupies the bend where north Florida's forests and springs give way to salt marsh and the Gulf. The communities of Old Town and Suwannee are unincorporated but widely recognized. Old Town grew near transportation routes and the river country, while Suwannee sits at the river's Gulf outlet. Jena and nearby Steinhatchee, across the Taylor County line, form another coastal area where county boundaries can be easy to overlook in everyday conversation.

Dixie County is known for fishing, scalloping, hunting and the quiet spaces around the Lower Suwannee. It also experiences the practical challenges of coastal storms, river flooding and rural access. A property description may refer to a subdivision lot in Horseshoe Beach, acreage outside Cross City or a metes-and-bounds tract near a county road. The mailing address alone may not make the county or legal boundaries obvious.

A deed may be created for a purchase, family gift, estate-related transfer, trust plan, ownership change between spouses or correction. Whatever the reason, the legal description needs to identify the precise Dixie County land. A short description from an appraisal screen or real estate listing may omit information that appears in the existing recorded deed. Review the record before reusing or shortening it.

Standard recording is generally $10 for the first page and $8.50 for each additional page of a document no larger than legal size. An extra $1 applies for each indexed name beyond four, and documentary stamp tax may be collected on a deed depending on consideration. Documents can be delivered at the courthouse or mailed with the correct payment and return arrangements. That distinction matters everywhere, but especially in a rural county where descriptions can trace back through larger parent parcels. At the mouth of the Suwannee, water may wander through dozens of channels. A deed should take one clear path to the correct land and then to the Cross City recording office.
